Electrical checks for rented homes

For rented homes covered by the electrical safety regulations in England, landlords must arrange inspection and testing of the fixed electrical installation at least every five years, or sooner where the previous report specifies a shorter interval. A copy of the report must be given to an existing tenant within 28 days and to a new tenant before they occupy the property.

Change of tenant: when a new EICR is needed

A change of tenant does not automatically require another full EICR when the current report is less than five years old, remains within its recommended interval and has no outstanding investigative or remedial work. The current report must still be supplied before the new tenant moves in. A visual check between tenancies is sensible, and an earlier full inspection should be considered if damage, alterations or other safety concerns are found.

Clear communication around access and scope

Testing requires suitable access to the consumer unit, electrical accessories and the areas included in the agreed extent. Appointments can be planned with the landlord, agent or tenant, with likely disruption and power isolation explained before the visit. Any client-agreed or on-site limitations are recorded clearly.

Portfolio landlords and repeat records

Where several properties are booked together, portfolio pricing can be discussed. As our records for the portfolio build over time, familiar property information can reduce repeat administration and make future visits easier to plan. That efficiency may reduce the overall cost, but it never reduces the inspection and testing required for each individual property. Pricing remains subject to location, access, size and installation condition.
